Marina Shores Village Mixed Use Project EIR for the City of Redwood City

Wagstaff and Associates recently completed a comprehensive EIR for a large-scale mixed use project on the Redwood City waterfront, including 1,930 condominium residential units and 500,000 square feet of commercial space (office and retail) in an array of structures including eleven 6-to-22-story towers atop two- and three-story parking podiums, and two marinas. The project's architectural configuration (eleven towers) and waterfront location raised numerous environmental concerns that were thoroughly evaluated in the EIR, including potential visual, urban design, traffic, and bay-fill-related effects (e.g., wetland losses, effects on numerous special status aquatic species, hydrological impacts, etc.). The EIR also incorporated a detailed comparison of several possible alternatives to the proposed project land use mix, site plan, and architectural design. (Subcontractors: Bottomley Planning and Design Group, urban designers; Fehr & Peers, transportation planners; Environmental Vision, visual simulation consultants; Wetlands Research Associates, consulting biologists; Clearwater Hydrology, consulting hydrologists; Don Ballanti, air quality consultant; and Illingworth & Rodkin, Inc., noise consultants.)
